These Terms and Conditions govern your use of Comfoort Quarte boarding house services and website. By accessing or using our services, you agree to be bound by these terms.
1. Definitions
"Service" refers to boarding house accommodations and related services provided by Comfoort Quarte at our licensed properties in Singapore.
"Resident" means any person who has entered into an accommodation agreement with Comfoort Quarte for boarding house services.
"Property" includes all Comfoort Quarte boarding house facilities, rooms, common areas, and amenities provided as part of our services.
"Agreement" encompasses these Terms and Conditions, the Residency Agreement, and any additional service-specific terms provided at booking.
2. Use of Boarding House Services
Eligibility and Requirements
- Residents must be at least 18 years old and provide valid identification
- All residents must pass background verification and reference checks
- Accurate information must be provided during the application process
- Legal right to reside in Singapore must be maintained throughout tenancy
- Compliance with all applicable Singapore housing laws and regulations
Account and Booking Responsibility
- Residents are responsible for maintaining confidentiality of account information
- Booking confirmations constitute binding agreements subject to these terms
- Changes to bookings must be requested through official channels
- Residents must notify us of any changes to personal information
- Unauthorized access to accounts must be reported immediately
Service Delivery Standards
- Services are provided subject to availability and operational requirements
- Reasonable efforts will be made to maintain service continuity
- Temporary service interruptions may occur for maintenance or emergencies
- Service modifications may be implemented with appropriate notice
- Alternative arrangements will be offered when possible during disruptions
3. Prohibited Uses and Conduct
Prohibited Activities
Residents may not engage in the following activities:
- Violate any applicable laws, regulations, or local ordinances
- Damage property or equipment belonging to Comfoort Quarte or other residents
- Engage in activities that disturb other residents or violate house rules
- Subletting or unauthorized sharing of accommodation without permission
- Conduct commercial activities without explicit written consent
- Bring dangerous items, illegal substances, or prohibited materials onto property
- Harass, threaten, or discriminate against other residents or staff
House Rules and Community Standards
- Maintain cleanliness and tidiness in personal and common areas
- Respect quiet hours and noise policies for community harmony
- Follow visitor policies and security procedures
- Properly dispose of waste and participate in recycling programs
- Report maintenance issues and safety concerns promptly
- Respect cultural diversity and maintain inclusive community environment
Consequences of Violations
Violations of these terms may result in warnings, service restrictions, additional charges, or termination of accommodation agreement. Serious violations may be reported to appropriate authorities.
4. Payment Terms and Financial Obligations
Payment Schedule and Methods
- Monthly accommodation fees are due by the first day of each month
- Security deposits are required prior to move-in and held throughout tenancy
- Accepted payment methods include bank transfer, credit card, and NETS
- Late payment charges apply to overdue accounts after 7-day grace period
- All fees are stated in Singapore Dollars and subject to applicable taxes
Additional Charges and Fees
- Utility overages beyond included allowances may incur additional charges
- Damage to property or equipment will be charged at replacement cost
- Early termination fees may apply based on notice period and lease terms
- Administrative fees for special services or document processing
- Cleaning fees for excessive mess or damage beyond normal wear
Refunds and Deposit Returns
- Security deposits are refundable within 30 days after move-out inspection
- Prepaid accommodation fees are non-refundable except in specific circumstances
- Deposit deductions will be itemized and documented with supporting evidence
- Dispute resolution process available for contested charges
- Refunds processed using original payment method when possible
5. Intellectual Property Rights
Our Content and Materials
- All website content, designs, and materials remain property of Comfoort Quarte
- Limited license granted for personal use in connection with our services
- No reproduction, distribution, or commercial use without written permission
- Trademarks and logos are protected intellectual property
- Third-party content is subject to respective owners' rights and restrictions
User-Generated Content
- Residents retain ownership of personal content and communications
- Limited license granted to Comfoort Quarte for service-related purposes
- Reviews and feedback may be used for promotional purposes with consent
- Residents responsible for ensuring content does not infringe third-party rights
- Inappropriate content may be removed at our discretion
6. Disclaimers and Limitation of Liability
Service Disclaimers
- Services provided "as is" without warranties of specific outcomes
- No warranty of uninterrupted or error-free service delivery
- Reasonable efforts made to maintain service quality and availability
- External factors beyond our control may affect service delivery
- Individual results and experiences may vary among residents
Limitation of Liability
- Liability limited to direct damages not exceeding fees paid for affected services
- No liability for indirect, consequential, or punitive damages
- Residents assume responsibility for personal property and belongings
- Insurance recommendations provided but coverage is resident's responsibility
- Force majeure events beyond reasonable control excluded from liability
Insurance and Risk Management
We maintain comprehensive property and liability insurance for our operations. Residents are strongly advised to obtain personal contents insurance to protect their belongings and cover personal liability.
7. Termination Conditions
Voluntary Termination by Resident
- Written notice required as specified in accommodation agreement
- Notice periods vary by service type and length of stay
- Early termination fees may apply based on remaining lease term
- Move-out inspection scheduled to assess property condition
- Final settlement of accounts and deposit return processed
Termination by Comfoort Quarte
- Immediate termination for serious violations of terms or house rules
- Written notice provided for non-compliance issues with opportunity to remedy
- Non-payment of fees may result in termination after grace period
- Property damage or safety concerns may warrant immediate action
- Legal proceedings may be initiated for breach of agreement
Effects of Termination
- All access rights and service privileges cease immediately upon termination
- Outstanding obligations and financial responsibilities remain enforceable
- Personal property must be removed within specified timeframe
- Confidentiality and non-disclosure obligations survive termination
- Abandoned property may be disposed of after reasonable notice period
8. Dispute Resolution
Informal Resolution Process
- Initial attempt at informal resolution through direct communication
- Written complaint process available for unresolved issues
- Management review and response within 14 business days
- Good faith efforts to reach mutually acceptable solutions

Severability and Enforcement

- Rights and remedies are cumulative and not exclusive
